Wow! Time has flown by since my last update. I thought a few days ago that I should make sure the latest video makes it to the blog not realizing it had been 8 weeks since my last update on 2/28. I’m not even sure how that happened!

So just around $150,000 later and we were about 80% complete with the project. $253,383 billed against our loan to date with about $219, 984 left to finish but I expect another bill in the next week because nearly all of the subcontractor work has been completed which will eat up over half of that remainder.
I’m writing this from April 27th, and just 26 calendar days from our 1 week trip to St. Kits / Nevis for a vacation. My GC would like to enable us to move our things out of storage and into the house by then so we can avoid another monthly storage payment on everything we have in a 30′ storage unit but I’m not too optimistic on that since it’s only 19 working days from now.
On the horizon though, things are looking really good overall. Yes we had 2 weeks delay at the beginning getting started, 4 weeks of a delay in January when it was below 0 degrees for 21 of January’s days and we’ve had a 1 week delay recently when the plumber needed 3 more working days to get our HVAC system up and running which held back all of the other activities therefore causing delays to work we were scheduled for like insulation therefore causing more than 3 days worth of delays. Construction scheduling is a dance and it never goes perfectly.
As I write this, all utility rough in is completed, insulation is done and drywall is hung.
Upcoming activities (foreseeable future):
- Drywall plastered / sanded (This week)
- Driveway dig-down of 12-18 inches with drainage complete (tomorrow)
- Asphalt paving (2 weeks)
- Epoxy coating garage (5/4)
- Delivery of my 3,000 pound tool box (5/8)
- Painting (this Friday)
- Flooring (2 weeks out, it was ordered today)
- Trim (2 weeks out, it was ordered today)
What’s not scheduled or clear yet with no TBD:
- Solar panels reinstalled
- site work
- fencing
- pavers patio
- patio fencing
- Mini-split heads installed
- finish work for electrical
- finish work for plumbing
- Propane work completed for dryer and garage heater along with moving the propane tanks and adding a second
- 200 amp service upgrade (waiting on electric company to come out and shut down the power)
- Basement framing, drywall, flooring
- The concrete repairs in my basement to put in the 3rd bathroom
- Certificate of occupancy
So, as you can see, we might move in the 1st week of June but we have a few major items left that will probably take us into June but my GC wants to move on to the next project and he wants to get paid so he said he spent all day today on the phone getting things lined up for next steps. We’ve completed a full 6 months on this project so he’s ready for it to be over.
As a family of 3 living with our in-laws in a single bedroom of their house for the last 6 months, we agree.

The vision is finally starting to come together and we’re seeing the realities appear. Also, things that I paid for last year (storage for tools, epoxy coating, lift system) are finally getting setup and installed very soon. It would be great to leave for Nevis having our storage shed completely emptied out but that requires the garage being completed so that might not be possible before our big trip but we’re crossing our fingers that this space is done enough for us to unload a U-Haul into it and maybe take a couple of extra days off work when we return to start the process of unpacking.
